We love good company and furry friends, however the CRMLS prohibits people and pets from being in your listing images. In order to achieve best results, please plan to have homeowners and/or occupants off premise and any pets secured or taken off premise as well during your appointment.
the CRMLS does not allow "For Sale" signs in images, videos, or 3d scans. Please wait to have your "For Sale" sign installed until after the completion of your appointment.
The do & don't list for success
Turn on all lights and replace any burnt out bulbs. including walkways, landscaping, water features, lamps, stairs, and any other form of interior or exterior accessory lighting.
Open all blinds, curtains, or shutters. Let in all natural light. this makes spaces feel bigger and more inviting while highlighting views and enhancing the overall appeal.
Clean and declutter everything. Remove any personal items, clear countertops, and ensure all areas are neat and organized. Remember, less is more when it comes to creating a welcoming and spacious environment.
Maintain Yard and Landscaping. Trim the grass, hedges, and any overgrown plants. Remove any debris or clutter from the yard to ensure a tidy appearance. A well-maintained exterior creates a great first impression and adds to the overall appeal of the property.
Prep Pools, Spas, and fountains. Ensure all water features are clean and operational. Remove any covers and check that the water is clear. These features can add significant value and appeal to your property, so make sure they are showcased at their best.
do not leave vehicles in driveway or in front of home. Move all cars away from the property to provide a clear and unobstructed view. This helps to highlight the home’s exterior features and enhances curb appeal.
Do not leave hoses out, cords lying around, or trashcans visible. Store hoses and cords neatly out of sight and place trashcans in the garage or hidden areas. Keeping these items out of view helps create a cleaner, more attractive exterior and interior.
do not water or spray outside prior to your appointment. Avoid watering lawns, using sprinklers, or spraying down driveways and walkways. Wet surfaces can create reflections and puddles, which can detract from the appearance of your property in photos.
do not leave ceiling fans on. Moving fans can create blurry images and distract from the overall look of your rooms. Make sure all ceiling fans are turned off.
Do not leave throw rugs down. Rugs can create visual clutter and break up the flow of a room, detracting from the spacious feel in photos. Remove all throw rugs to ensure a clean and uniform appearance.
Tips to optimize your space
Most garages aren't photographed unless they are a standout feature. Use this space to store extra items and declutter the main living areas. It's also a great spot to keep pets secure during the photoshoot.
Items like decorative soaps, candles, flowers, etc. are great for filling empty space created when tidying up. These small touches can add warmth and charm to your home, making it feel more inviting and visually appealing.
